Tenant Information



Holding Deposit

Once an offer is submitted to the Landlord of the property a holding deposit equivalent to one week’s rent will become payable. PLEASE NOTE THAT THIS HOLDING DEPOSIT DOES NOT SECURE THE PROPERTY but allows it to be withdrawn from the register whilst satisfactory references are obtained.
The Holding Deposit is NON REFUNDABLE should you withdraw your offer at any time.  Should the Landlord withdraw for any reason (unsatisfactory references excepted) then the holding deposit will be refunded in full.
Please note that the holding deposit will be deducted from the final amount payable at the commencement of the tenancy

Deposit

A deposit represented by six weeks rent will be held by Scott City or the Landlord against any outstanding dilapidations or arrears, if any, at the end of the tenancy.     The Deposit will be refundable, less any deductions, after a full inventory has been carried out and approved by the Landlord. Please allow a period of 14-21 days for finalisation.

Initial Rent Payment

In addition to the deposit mentioned above, a minimum of one months rent will be required, payable by cash or Bankers Draft prior to the commencement of the tenancy.  Please note that if you wish to make payment by personal cheque then you should allow a period of five working days for the cheque to clear before occupation of the property can be given.
WE MUST BE IN RECEIPT OF CLEARED FUNDS PRIOR TO THE COMMENCEMENT OF THE TENANCY.

Administration Charge

There is an administration charge of £100 plus VAT, which is payable upon receipt of an offer from yourselves.  This fee is to cover the costs involved in preparing any necessary initial documentation including the preparation of the tenancy agreement and collection of references.  

Term

All properties are available for a minimum term of one year.  Unless the tenancy is to be in the name of a Company, the tenancy agreement will be an Assured Shorthold Tenancy.  This will usually guarantee you occupation for a minimum of one year whilst retaining the rights of the Landlord to take possession at the expiration of the tenancy. A break clause at six months can sometimes be negotiated with the Landlord.    

Rent

Rent is payable by standing order mandate ONLY and is calculated on a calendar month basis, as per the tenancy agreement, and is payable without demand on the due date. Interest on any payment, which falls into arrears will be levied in accordance with the terms of the tenancy agreement, although the Landlord right reserves the right to take appropriate legal action.  If our bank returns any payment then a charge of £20 plus VAT will be levied.

Utilities

The tenant is responsible for contacting the relevant utility service providers in respect of the gas, water, electricity and telephone services.  To ensure that all accounts are opened we recommend that you contact the relevant service provider at least seven days prior to the commencement of the tenancy.

Please note that at the termination of the tenancy we will require confirmation that full and final settlement of any outstanding accounts has been made. If there are any outstanding amounts then we reserve the right to deduct these monies from the deposit

Council Tax

You are responsible for payment of the Council Tax or any other such charge or tax which may supersede it.  Please ensure that you register with the Local Authority at the commencement of the tenancy.  Students should note that whilst they may be exempt from this charge they must ensure that they register to secure the appropriate exemption certificate.  
Please note that at the termination of the tenancy we will require confirmation that full and final settlement of any outstanding accounts has been made. If there are any outstanding amounts then we reserve the right to deduct these monies from the deposit

Keys

The Landlord is obliged to provide one set of keys to the property per tenant named on the tenancy agreement.  The cutting of additional keys to the property is expressly prohibited without the prior consent of the Landlord or Scott City.  All keys must be returned to the Landlord or Scott City at the termination of the tenancy.

Inventory

Usually an inventory report will be prepared prior to the commencement of the tenancy.     The Tenant should check and sign the Inventory Report once completed.  Under the terms of the tenancy agreement the Landlord is responsible for the check-in cost and the tenant is responsible for the check-out cost at the termination of the tenancy.  The fee varies according to the size of the property.

References

Every tenancy is subject to receipt of satisfactory references.  These references will usually be from;
